Surrey vs Langley: Where Should You Buy in 2026?
If you're deciding between Surrey vs Langley in 2026, here's the short answer: Surrey usually gets you more for your money on townhouses and condos, while Langley tends to win for buyers who want newer detached homes, a smaller-town feel, and room to grow — at a slightly higher price. According to the Fraser Valley Real Estate Board, the August 2026 benchmark price for a townhouse was $764,900 in Surrey and $806,400 in Langley.
I'm Stephanie Wong PREC with Luxmore Realty, and I work with buyers on both sides of the 196 Street border every week. The two markets are close enough that many of my clients look at both. Here's how I help them choose.
Key Takeaways
- August 2026 FVREB benchmarks: Surrey detached $1,407,800, townhouse $764,900, apartment $450,800; Langley detached $1,479,400, townhouse $806,400, apartment $534,000.
- Prices in both markets were down year-over-year in every property type, and the Fraser Valley sat in buyer's-market territory with a 10% sales-to-active-listings ratio.
- The Surrey Langley SkyTrain extension — eight stations, six in Surrey and two in Langley — is on track to open in late 2029.
- Surrey offers more variety and urban amenities; Langley offers newer master-planned neighbourhoods, wineries, and a quieter pace.
Surrey vs Langley Home Prices in 2026
The cleanest way to compare is the Fraser Valley Real Estate Board's benchmark price, which tracks a "typical" home in each area. Here's what the FVREB August 2026 statistics package shows:
| Property type | Surrey benchmark | YoY change | Langley benchmark | YoY change |
|---|---|---|---|---|
| Detached | $1,407,800 | -8.3% | $1,479,400 | -7.1% |
| Townhouse | $764,900 | -7.8% | $806,400 | -5.0% |
| Apartment | $450,800 | -9.5% | $534,000 | -8.8% |
A few things stand out to me:
- The condo gap is the biggest. A benchmark apartment in Langley cost about $83,000 more than one in Surrey. Much of Langley's condo stock is newer, which pushes the benchmark up.
- Townhouses are closer than you'd think. The difference was roughly $41,500 — small enough that location, school catchment, and strata quality should drive your decision more than city.
- Surrey has a wide spread. North Surrey detached homes had a benchmark of $1,262,400, while South Surrey & White Rock came in at $1,649,200. "Surrey" is really several markets in one.
Across the whole Fraser Valley, FVREB recorded 941 sales in August 2026 with 9,787 active listings, and average days on market sat at 45 for detached homes, 37 for townhomes, and 45 for apartments. FVREB Chair Ishaq Ismail described the market as a tug-of-war between buyers and sellers — which, for buyers, means room to negotiate in both cities.
Lifestyle: Living in Surrey vs Living in Langley
Surrey is one of BC's largest cities and feels like it. Surrey City Centre has towers, SkyTrain, Simon Fraser University's Surrey campus, and Surrey Memorial Hospital. Neighbourhoods like Fleetwood, Fraser Heights, Cloverdale, and South Surrey each have their own personality — from established family streets to beach-adjacent living near White Rock. If you want variety, restaurants from every corner of the world, and the option to live car-light near transit, Surrey has more of it.
Langley — which includes both the City of Langley and the Township of Langley — has a more spread-out, suburban-meets-rural character. Willoughby and Willowbrook have been the centre of new construction for years, with townhouse and single-family communities near shopping. Walnut Grove is established and family-focused. Fort Langley offers a historic village, the Fraser River, and weekend crowds for good reason. Head south and east, and you're into acreages, farms, and the Fraser Valley's wine region.

Commuting: Surrey vs Langley and the New SkyTrain Line
Today, Surrey has the edge on transit. The Expo Line runs through Surrey to King George Station, making downtown Vancouver reachable without a car from neighbourhoods like Whalley and City Centre.
That's changing. The Surrey Langley SkyTrain extension is a 14-kilometre line with eight new stations: Green Timbers, 152 Street, Fleetwood, Bakerview–166 Street, Hillcrest–184 Street, and Clayton in Surrey, plus Willowbrook and Langley City Centre in Langley. The Surrey Now-Leader reported in January 2026 that the project remains on track for a late 2029 opening, after testing and commissioning in 2028. You can follow progress on the province's Surrey Langley SkyTrain project site.
For buyers, that matters. Homes within walking distance of future stations in Fleetwood, Clayton, Willowbrook, and Langley City are already drawing attention. If you're buying for the long term, being near the line could pay off in convenience — but I always remind clients to buy a home that works for them today, not just on a transit promise.
Drivers should know Highway 1 runs through both cities, while Highway 99 and the Pattullo and Alex Fraser bridges give Surrey residents more route options toward Vancouver and Richmond.
Schools and Families
Surrey Schools (School District 36) is the largest school district in British Columbia, with a wide range of programs including French Immersion and specialty academies. Langley School District (SD35) is smaller, with fast-growing schools in Willoughby. In both districts, catchment boundaries change as new schools open, so I recommend checking addresses directly with the Surrey Schools or Langley School District catchment tools before you write an offer.

Property Taxes and Ongoing Costs
Property tax rates and utility fees differ between the City of Surrey, the City of Langley, and the Township of Langley, and they change every year. Rather than quoting a single number, I suggest comparing the actual tax bill on any home you're considering. I break down the details in understanding property taxes in Surrey and understanding property taxes in Langley.
For townhouses and condos, strata fees often matter more than the tax bill. Newer Langley complexes may have lower maintenance in the near term, while older Surrey complexes can offer lower prices but may need updates — always review the depreciation report.
