North Vancouver BC Housing Market Update: August 2026

by Stephanie Wong PREC

If you're watching the North Vancouver BC housing market this month, here's the short version: it's a buyer's market region-wide, prices have eased slightly from a year ago, and well-priced homes are still moving in about two weeks. I'm Stephanie Wong, a Luxmore Realty agent working across the North Shore, and I pull the latest numbers every month so my clients aren't guessing.

North Vancouver has held up better than several other parts of Metro Vancouver this summer, with detached homes showing some of the region's steadier activity. But the bigger regional forces — more listings, softer sales, and buyers who can afford to be patient — are shaping every negotiation on the North Shore right now.

Key Takeaways

  • Metro Vancouver's composite benchmark price sat at $1,088,800 in July 2026, down 6.2% year-over-year (Greater Vancouver REALTORS®, July 2026 report).
  • The regional detached home benchmark was $1,822,900, down 7% from July 2025.
  • Homes are selling in a median of roughly 15 days once priced correctly, according to North Shore MLS activity.
  • Total active listings across Metro Vancouver sat at 16,476 in July, nearly 27% above the 10-year seasonal average — meaning buyers have real choice.
  • Detached homes in North Vancouver were among the stronger performers in the region this July, even as apartment sales pulled back sharply.

What's Happening With North Vancouver Home Prices

Metro Vancouver's MLS® Home Price Index composite benchmark — which tracks a typical home across all property types — was $1,088,800 in July 2026, according to Greater Vancouver REALTORS® (GVR). That's down 6.2% from July 2025 and essentially flat compared to June.

Detached homes, the property type most North Vancouver buyers ask me about, carried a regional benchmark of $1,822,900, a 7% pullback from a year earlier. Townhouses came in at $1,030,400 (down 6% year-over-year), and apartments sat at $688,000 (down 7.5%). GVR's data isn't broken out separately for North Vancouver, but detached activity here has tracked among the firmer pockets of the region this summer, even as the broader market cooled.

In my conversations with North Vancouver sellers this month, the message is the same: pricing has to reflect today's market, not last year's. Buyers are doing their homework, and homes that are priced ambitiously are sitting.

Sales Activity and What It Means for Buyers

Residential sales across Metro Vancouver totalled 2,061 in July 2026, a 9.8% drop from July 2025 and 18.6% below the 10-year seasonal average, per GVR. Apartment sales led the decline, falling nearly 18% year-over-year, while detached sales held up more steadily, down just 3.2%.

That split matters if you're house-hunting on the North Shore. Detached buyers are facing less of a pullback in competition than condo buyers elsewhere in the region, which tells me serious purchasers haven't left the market — they've just gotten more selective. I'm still seeing multiple offers on well-located, move-in-ready North Vancouver homes, particularly anything walkable to Lonsdale.

Inventory Levels: More Choice on the North Shore

New listings across Metro Vancouver were down 11.5% year-over-year in July, but total active inventory still sat at 16,476 properties — 26.8% above the 10-year seasonal average. Translation: even with fewer new listings coming to market, there's still meaningfully more selection than buyers had a few years ago.

For North Vancouver specifically, that means less pressure to rush. I'm advising buyers to take the time to view a property twice, get a proper inspection, and negotiate on price or closing terms rather than waiving conditions to compete. Sellers, on the other hand, need a sharper pricing strategy and stronger presentation to stand out against that inventory.

Buyer's Market Conditions Explained

GVR's sales-to-active-listings ratio for July sat at 13% across all property types — 10.5% for detached homes specifically. Historically, ratios below 12% for a sustained stretch put downward pressure on prices, while ratios above 20% tend to push prices up. At 13%, we're solidly in buyer's market territory, but not in freefall.

What that looks like on the ground in North Vancouver: subject-free offers are rare, price negotiations are common, and homes with realistic asking prices are still finding buyers within a few weeks. It's a market that rewards preparation — for buyers, that means financing sorted before you start touring; for sellers, that means pricing to the current comparables, not to last spring's peak.

Local Signals Worth Watching

The Shipyards District continues to be a draw for both buyers and visitors, with the Shipyards Night Market running its final Fridays of the season through September 11, adding to the steady foot traffic and interest in Lower Lonsdale living. Waterfront redevelopment along the Lower Lonsdale corridor continues to shape demand for newer condo and townhome product, while established neighbourhoods like Lynn Valley and Edgemont Village remain in demand for buyers prioritizing school catchments and access to the North Shore mountains.

Metro Vancouver, including North Vancouver, is currently in buyer's market territory, with a sales-to-active-listings ratio of 13% in July 2026 (Greater Vancouver REALTORS®). Buyers have more negotiating room than they've had in several years, especially on condos.

Should I sell my North Vancouver home now or wait? That depends on your home, your neighbourhood, and your timeline. With inventory up and buyers more selective, pricing strategy matters more than ever. Contact me for a market analysis specific to your property.

Thinking About Buying or Selling on the North Shore?

North Vancouver's market is giving buyers more room to negotiate and forcing sellers to price with intention — and both sides benefit from having current, accurate numbers before they make a move.
